that hangs over my little hobbit hole house is not running sap..it is running water..a steady stream out of a hole in the middle. I need my landlord to understand what a danger this really is. If a tree that is almost as big as your house..had water streaming out of the middle of it, a third dead (the third that is on the house side) was running water like a faucet..not only imme  diantly after every rain, but for days afterwards..what would you tell him?

Email your county extension agency and discribe the tree if you don't know what kind it is. Then inquire about the problem and ask them for a solution. Generally a master gardener will respond shortly with an answer. I am pretty sure they will advise you to remove it. Print out the email , give it to your landlord. That way he knows that a professional had been consulted. Be sure to keep a copy for yourself. That way if anything does happen to your home causing damage to your personal property, you have proof showing that he did know about the problem. Good luck with everything, if I can be of any more help just drop me a line.
